How it works

From listing to first payout in under a week.

1. Build your listing
Six short steps, starting with the building and working inward: create the location, choose whole location, rooms, or both, add your bookable spaces, set starting availability, set a starting price, add photos and publish. Saves as you go.
2. Verify with Stripe
Stripe Connect Express handles ID, address, and tax verification (W-9 in the US). It opens in a hosted form. We never see your bank details.
3. Take bookings
Choose instant booking or request-to-book per listing. Renters confirm any insurance you require at checkout. Renters never pay a service fee.
4. Get paid daily
Stripe transfers your share to the bank account on file the next business day after each booking starts. Earnings dashboard reconciles every dollar.

Insurance, on your terms

You decide per listing whether renters must show proof of liability insurance. Renters bring their own policy and confirm the carrier and policy number at checkout. NicheShift does not sell insurance or take a cut of it.

Payments handled end to end

Stripe Connect collects, holds, and disburses. You never touch a card. Refunds, chargebacks, and tax docs flow through the same pipe.

Transparent fees

8% on marketplace bookings (5% for verified nonprofits), 3% on bookings driven through your embedded widget. Hosts who sign up before October 1 are on the launch promo — 5% baseline, ladders down to 0% via referrals. Renters never see a service fee added on top.

Recurring bookings

Weekly series with a per-host discount knob (up to 30% off) to lock in regulars. Renters can opt out of individual weeks; you approve the series before charging.

Embed widget

Drop a one-line snippet on your own site and accept bookings directly. Same checkout, your own URL, host-friendly 3% fee tier.

Reviews you can answer

Two-way review system. Renters review the space; you review the renter. Public on the listing, with admin moderation for edge cases.

What a booking pays you

Clear math, no surprises.

The platform fee is taken on the host side. The renter pays your hourly rate exactly as listed, plus tax. Nothing is added on top to them, and there is no insurance premium in the total — we do not sell it.

FAQ

Common host questions.

Do I need to own the space?

No, but you do need the right to license it for short-term use. The Host Agreement requires written consent from your landlord, condo board, or any party with rights in the space if you don't own it outright. We ask you to attest to that during listing creation.

Will my landlord need to approve every booking?

Not in real time. The expectation is that you've already negotiated permission for the type and frequency of bookings you list. We're a marketplace, not a sublease manager.

What about taxes?

Stripe collects your W-9 (US) during onboarding and issues a 1099-K at year-end if you cross the threshold. Sales tax is your responsibility; we don't collect or remit on your behalf at MVP.

Can I list more than one space?

Yes. The host dashboard supports unlimited listings under one account, each with its own pricing, photos, availability, and policies.

Can renters cancel last-minute?

Subject to your chosen cancellation policy: Flexible, Moderate, or Strict. The Strict policy gives you the most protection (no refund within 7 days). See the cancellation policy page for the full schedule.

Is there a minimum or commitment?

No monthly fee, no commitment. You pay a percentage only when a booking confirms. Pause a listing at any time; remove it permanently from the host dashboard.
