Studios shoot during the day. Restaurants serve at lunch and dinner. Salons fill the chair from open to close. Event halls book a wedding on Saturday and sit dark Sunday through Thursday. Every commercial space in America has hours where rent and utilities keep running and nothing is happening inside.
On the other side, there are people and small teams who don't need a long-term lease. A photographer needs three hours of a studio. A new restaurant tests a menu in a working kitchen one Sunday afternoon. A non-profit hosts a workshop in a conference room without joining a coworking space. Today, finding those hours is awkward: phone calls, one-off emails, manual invoicing, no insurance.
NicheShift is a focused marketplace for those hours. Hosts list commercial, non-residential spaces with transparent hourly pricing, set the rules and availability, and get paid by Stripe Connect on the next business day. Renters search the inventory, see the price they'll actually pay (no service fee added on top), and complete the booking in a few minutes — with optional commercial general liability coverage available at checkout.

Make every booking simple
No leases, no deposits, no surprises. A renter who only needs a kitchen for four hours on a Tuesday should be able to find one, pay for it, and walk in without a back-and-forth.
Earn trust on both sides
Hosts let strangers into their space; renters trust those spaces to be exactly what was listed. Insurance, identity verification, and clear policies sit underneath every booking.
Tilt toward operators
Most marketplaces are designed for the buyer. We try to balance it: the host fee is taken on the host side, but it stays low (10% marketplace, 3% widget) and the renter never sees an added service fee on top.
Stay focused
We are a marketplace for commercial space, not a vacation rental platform repackaged. Every feature has to make a host want to keep listing or a renter want to keep booking.

We're an early-stage, U.S.-based team building toward a focused launch in the western United States. The platform you're looking at is the result of months of opinionated trade-offs — we'd rather ship a tight version of the right marketplace than a sprawling version of the wrong one.

Where we're going

The medium-term vision is a marketplace that's on the short list any time a small team needs an hour of commercial space. The long-term vision is to make booking a studio for three hours feel as ordinary as booking a conference room at your own office — with the same speed, predictability, and trust.
We're starting with creative studios, off-hours kitchens, salon chairs, event venues, conference rooms, and pop-up retail. As demand and supply meet on those categories, we'll expand thoughtfully.
